Straight answers
When the approved storage areas are full and the site has genuinely nowhere left to put snow — not when the piles look large. The practical triggers are: parking capacity lost past what the business can absorb, a sightline at an exit blocked, an accessible route or fire lane encroached, drainage buried, or another storm forecast onto a site with no remaining room.
Commonly around $200–$450 a truckload, plus loader time at around $150–$275 an hour to load it, plus any disposal fee at the receiving site. Checked September 2026. The total is driven by volume, how tightly the snow has compacted, the loading access, the round-trip cycle time to the disposal location, and whether the work has to happen outside business hours.
Substantially, as long as the site still has anywhere to put it. Relocation is loader time only — no trucks, no cycle time, no disposal — so the sequence for most properties is: push, then stack, then relocate, then haul, moving down the list only when the cheaper option genuinely runs out.
To a disposal location the contractor arranges, and it is worth asking where, because snow from a treated lot carries chloride, sand and whatever else was on the pavement. Responsible disposal keeps that away from direct discharge into surface water. A site with an unclear answer to this question is worth a second look.
Less area than people expect, because snow compacts under a loader and a truck fills by volume rather than by footprint. A large lot's accumulated season piles can run to many loads. This is the main reason hauling gets planned in advance on properties that need it annually — the number of loads determines whether it is a night's work or several.
It can, badly. Loading blocks a section of the lot and the trucks need a staging and turning area, so hauling during trading hours takes longer, disrupts customers, and costs more. Most sites do it overnight or on a closed day, and that scheduling constraint should be in the agreement rather than negotiated at the point of need.
In advance, as a trigger and a rate in the seasonal agreement. Called in as an emergency during a storm week, hauling is scarce and priced accordingly, and the equipment may simply not be available. A site that needs hauling most winters should treat it as a planned line item.
Plowing pushes snow to a storage area on your property. Snow removal, in the trade sense, means relocating or physically taking the snow away once those areas are full. They are separate services with separate triggers and separate prices, and the confusion between them is why some properties discover in February that they bought only half a winter plan.
The stalls, yes, once the pile occupying them is gone — but the surface underneath is usually compacted, icy and rutted from months of loading, and it needs clearing and treatment before it is genuinely usable. Budget the recovery pass as part of the hauling job rather than a separate discovery.
Room for a loader to work and for trucks to be positioned, loaded and turned, plus a route in and out that will bear the weight. Sites with a single narrow entrance, low overhead clearance, or weight-restricted access are materially harder to haul from, and that should be established in autumn rather than at 10pm.
Snow melters exist and are used on constrained urban sites, but they burn fuel at a substantial rate, need supervision, and produce meltwater that has to go somewhere legal. For most Champlain Valley properties, relocation and hauling are cheaper and simpler; melters make sense mainly where there is genuinely no room and no reasonable haul route.
The named authorised contact, against a threshold agreed in advance and a spending cap. This is the service most likely to be needed at short notice and least likely to have anyone available to approve it, so the standing authorisation matters more here than for routine work.
It removes one of the main sources of them — piles that melt and run meltwater back across cleared surfaces to refreeze overnight — so it often helps considerably. It does not stop refreeze from other sources, does not address roof runoff or drainage problems, and does not make the recovered surface safe without a subsequent clearing and treatment pass.
