What this website is, what it is not, and the limits on relying on anything published here.
What this site is — and what it is not
This website is published by AIXIS LLC, a Vermont limited liability company. It does two things: it publishes winter-operations information for Champlain Valley property owners and managers, and it accepts requests that are passed to independent snow and ice contractors.
AIXIS LLC is not a snow removal contractor. It does not plow, salt, sand, shovel, blow, stack or haul snow. It owns no plow trucks, loaders or spreaders, dispatches no crews, and holds no contractor's licence or snow-services insurance, because it performs no snow services. Every reference on this site to how work is planned, scoped, sequenced or priced describes how the trade generally operates — not a service AIXIS LLC performs and not a commitment that any particular contractor will operate that way.
Submitting the form does not create a service contract, does not reserve a route position, does not obligate any contractor to accept your property, and does not obligate AIXIS LLC to find one. Any winter services you eventually receive are provided under a separate agreement between you and that contractor, on that contractor's terms, with that contractor's insurance, and AIXIS LLC is not a party to it.
No guarantee of clearing, timing, or safety
Nothing on this site is a promise that a surface will be cleared, that it will be cleared within any period, that it will be free of snow or ice, or that it will be safe to walk or drive on. Snow and ice management reduces accumulation and improves traction. It does not eliminate the risk of slipping, falling, sliding, or collision, and no contractor and no material can make that guarantee. Refreeze, freezing rain, black ice, drifting, meltwater, and traffic can all restore a hazard within minutes of a completed service visit.
Responsibility for the condition of your property remains yours. Vermont premises-liability law puts the duty to maintain reasonably safe conditions on the party who controls the property. Reading this site, submitting a form, or engaging a contractor does not transfer that duty to AIXIS LLC.
Information, not advice
The guides, checklists, comparisons, cost ranges and calculator on this site are general educational information about winter property operations. They are not engineering advice, not legal advice, not insurance advice, and not a site-specific plan for your property. Every property differs in grade, surface, drainage, exposure, traffic and structure, and only an on-site assessment by a qualified person can produce a plan for yours.
Material application in particular. Anything this site says about salt, brine, sand, or other de-icing and traction materials — application rates, temperature ranges, timing, or suitability — is background information, not a specification. Material choice affects pavement, concrete, vegetation, soil, groundwater, pets, and nearby surface water, and it is regulated in some contexts. Follow the product manufacturer's label, applicable Vermont environmental guidance, and the judgement of the contractor doing the work, over anything written here.
Cost figures and the calculator
Every dollar figure on this site — in a guide, in a table, or produced by the calculator — is a planning range assembled from general Vermont market observation as of the date shown beside it. It is not a quote, not an offer, not a price cap, and not a commitment by any contractor. Real pricing depends on the property, the season's terms, the trigger depth, the materials, the equipment required, and market conditions at the time. Calculator output is generated on your device from the values you enter; a different input produces a different range, and neither is a price.
Accuracy, and what to do when something is wrong
This site is written carefully and sourced where a source exists, but it is published as-is. Municipal ordinances, parking bans, road classifications, contact points, material guidance and market prices change, sometimes without notice, and a page can be out of date before it is corrected. Verify anything you intend to rely on against the town, the state, or the contractor directly. If you find something inaccurate, report it through the request form and it will be checked.
Third-party links
This site links to town, city, state and federal pages so you can verify local rules at their source. Those sites are not controlled by AIXIS LLC, and it is not responsible for their content, accuracy, availability, or privacy practices. A link is a pointer, not an endorsement, and not a claim that AIXIS LLC or any contractor follows a municipality's public-road procedures on private property.
Acceptable use
You may read this site, print pages for your own use, and submit genuine service requests. You may not submit false, automated, or abusive form entries; attempt to access parts of the site not made public; scrape, mirror or republish the content at scale; probe or interfere with the site's security or availability; or use anything here to build a competing directory or dataset. Access may be blocked for any of these without notice.
Content ownership
The text, page structure, guides, tables, calculator logic, layout and design of this site are owned by AIXIS LLC and protected by copyright. You may quote a short passage with attribution and a link. You may not copy substantial portions, reproduce the guides, or reuse the structure to build another site. Third-party marks that appear are the property of their owners and are used only to identify them.
No warranty
This site and everything on it is provided "as is" and "as available", without warranty of any kind, express or implied — including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement. AIXIS LLC does not warrant that the site will be uninterrupted, error-free, or free of harmful components, or that any information on it is complete or current.
Limitation of liability
To the fullest extent Vermont law allows, AIXIS LLC and its members, managers and agents are not liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any loss of property, profits, data, or use, arising out of your access to or use of this site, your reliance on anything published here, any submission you make, or any act or omission of any independent contractor. That includes — and this is the exposure most relevant to this subject matter — any claim arising from a slip, fall, collision, vehicle damage, property damage, or injury on a surface affected by snow or ice. AIXIS LLC's total aggregate liability for any claim relating to this site will not exceed one hundred United States dollars (US$100). Some jurisdictions do not allow certain exclusions, so some of this may not apply to you; where an exclusion is unenforceable, it is limited to the minimum the law permits and the rest stays in force.
Indemnity
You agree to indemnify and hold harmless AIXIS LLC from any claim, loss, or expense (including reasonable legal fees) arising out of your misuse of this site, your breach of these terms, or a submission you make that is false or that you were not authorised to make on behalf of a property.
Governing law and disputes
These terms are governed by the laws of the State of Vermont, without regard to its conflict-of-law principles. Any dispute arising from them or from your use of this site is subject to the exclusive jurisdiction of the state and federal courts located in Vermont, and you consent to venue there. If any provision of these terms is held unenforceable, the rest remains in effect.
Changes to these terms
These terms can change. The effective date above changes with them, and the revised terms are posted here. Continuing to use the site after that date means you accept the revision. If you do not, stop using the site.
