Straight answers
Anti-icing is applied to a clean, dry, suitable surface before an event, so that when precipitation arrives it cannot bond firmly to the pavement and the later plowing pass removes it much more completely. Deicing works after the fact on a bond that has already formed. The distinction matters commercially because anti-icing is a planned, forecast-driven application and deicing is a reactive one.
Ahead of an event forecast to start as a light accumulation or a freezing drizzle onto a cold, dry surface, and particularly ahead of an overnight onset before traffic arrives. It earns its cost by reducing what has to be removed afterwards, which shows up as less material, fewer passes and a better finished surface — most visibly on commercial entrances and accessible routes.
When the surface is already wet, because the application dilutes and runs off before the event. When the event is forecast to start as rain, for the same reason. When accumulation will be heavy enough that the pass removes it regardless. And when the site has no way to act on the forecast window, since anti-icing applied at the wrong time is simply material on the ground.
An application prices similarly to a treatment run — around $40–$120 at residential scale — but it is bought speculatively on a forecast rather than in response to a condition, which means some applications will be spent on events that do not arrive as predicted. The commercial case for it is the reduction in post-event material and passes across a season, not a saving on any one storm.
Not exactly, and the name oversells it. It weakens the bond between what accumulates and the pavement, so the surface is easier to clear and less likely to leave a welded layer behind. Ice still forms; it just does not grip. On a heavy event or a prolonged freezing-rain episode, the benefit is largely overwhelmed.
Close enough that the material is still in place and undiluted when precipitation starts, and far enough ahead that the application is finished before conditions make it unsafe or ineffective. In practice that is a window of hours, driven by the forecast onset, which is why anti-icing requires a contractor watching the forecast rather than responding to a phone call.
It has little value there. The mechanism depends on a bond to a hard surface, which a gravel drive does not present in the same way, so the application mostly soaks in and disperses. Gravel properties get better results from a traction plan applied when conditions require it, at around $45–$130 a run.
Liquid pre-treatments concentrate as they dry, and residues can be aggressive toward vehicle underbodies, concrete and adjacent planting in the same way other chloride products are. On sites where that matters — a newer concrete apron, a landscaped entrance — the zones to exclude belong on the site map alongside everything else.
Rarely worth it, mainly because it needs a forecast-driven visit the day before an event, which is a trip a residential route generally cannot justify. Where it does appear on residential properties it is usually on a short paved entrance or a steep apron that reliably causes trouble, rather than on the whole drive.
It should make the plowing pass more effective, not replace it. The pass removes accumulation that is now sitting on a treated surface rather than welded to it, and the result is a cleaner scrape with less residual pack. A site that anti-ices but does not follow with a proper pass gets very little benefit.
A cold, dry pavement, an overnight or early-morning onset, a light-to-moderate accumulation, and a property where the finished condition of entrances and pedestrian routes matters commercially. That combination is common enough across a Champlain Valley winter that managed commercial sites often include it as a standing authorisation rather than a per-event decision.
The contractor watching the forecast, within an authority the scope grants in advance. Requiring a phone approval for each pre-treatment defeats the purpose, since the decision window is short and often overnight. The workable arrangement is a standing authorisation with a stated cap and a per-event log.
No. Anti-icing changes how well a later pass works; it does not remove accumulation. A property told that pre-treatment reduces its plowing requirement has been sold something the service does not do, and it will discover that during the first substantial event of the season.
